3 Ways to Stay Out of Trouble and Out of Court with Your Rental Property
Owning rental property offers tremendous benefits—from long-term appreciation to steady monthly cash flow. The wealth that can accumulate through rental properties is extraordinary. I've seen investors grow their equity by $300k to $500k in just a couple of years on a single property! Few investments can match these kinds of returns. So, why doesn't everyone jump into real estate? Why do many people fear owning rental property? Or worry about managing tenants? What causes people to associate rental ownership with stress and potential problems?
In this blog, I’ll walk you through how you can comfortably buy a rental property, set it up for success, and enjoy the rewards—without the headaches. As a realtor with years of experience working with successful investors, I've noticed one key trait they all share: They implement systems and maintain high standards. These systems allow them to enjoy the freedom rental properties can provide without the chaos or fear.
Let's break down the 3 P’s of Rental Property Success: Product, People, and Process!
1. Product: The Home You Rent
In the rental business, the product you’re offering is the property itself. So, how do you ensure the home you rent out is one that tenants will value and care for—one that doesn’t cost you time, money, or peace of mind with constant repairs? The answer starts before you even sign a lease.
When purchasing a new property or inspecting a unit after a tenant moves out, it’s crucial to conduct a thorough assessment. If you're new to the business, hiring a professional home inspector can be a smart move. Focus on the key systems of the home: foundation, plumbing, electrical, HVAC, and the roof. These are the areas that can cause serious, expensive problems if neglected. Don’t waste time inspecting cosmetic items like floors or cabinetry—those are secondary concerns. But things like drainage and pest control (especially termites) are vital to catch early. A $100 termite treatment today could save you thousands later.
By investing in a well-maintained, quality home, you’re more likely to attract tenants who are willing to pay higher rent and take care of the property. A safe, comfortable, and well-maintained property is a huge selling point.
Remember, there is such a thing as "too good for the market." Striking the right balance is key—avoid cutting costs by using cheap materials that will require constant replacements. But also avoid over-investing in high-end finishes that won’t give you a good return on investment. Many people starting out do not know what is considered low grade and what would mean to ‘over spend’ on your renovation budget… Reach out to me if you need help and consulting with this!
The goal is to make the property appealing to good tenants—those who will pay a premium for a well-maintained, high-quality home. And when your property is in great condition, it’s more likely to rent quickly and at a higher rate.
2. People: Your Key Partners and Tenants
In any successful business, people are the most important asset. This is just as true for rental properties. Whether you’re hiring contractors or selecting tenants, it’s essential to work with professionals you can rely on.
Here are the key people you should surround yourself with:
- A Great Realtor: A skilled realtor helps you find the right properties and navigate the buying process with ease.
- A Great Lender: A knowledgeable lender ensures you get the best financing options for your investment.
- A Great Property Manager: A property manager takes care of the day-to-day operations, ensuring everything runs smoothly.
- A Reliable Contractor/Handyman: You’ll need someone you trust to handle maintenance issues and repairs.
- A Great Attorney: A lawyer specializing in rental properties and evictions will guide you through legal matters.
- An Accountant: A qualified accountant ensures your financials are in order, from tax filings to ROI assessments.
Now, let's talk about tenants. Finding the right tenants is one of the most important steps in protecting your investment. Establishing strict screening criteria is a must. Here's what to look for:
- Income: Tenants should earn at least 2–2.5 times the rent.
- Credit Score: A FICO score of 700 or better is ideal.
- Criminal History: Avoid tenants with a criminal record.
- Evictions: Never rent to someone with a history of evictions.
- Pets: Limit to one or two pets, with an additional deposit or monthly rent.
- Cars: Ensure their car count fits the available parking.
- Employment: Look for stable, long-term employment. Confirm their job history.
- Previous Landlords: Check references from the last 1–2 landlords for payment history and behavior.
- Savings: A responsible tenant should have a stable savings account.
- Communication: Evaluate their responsiveness and punctuality during the application process.
Choosing tenants is both an art and a science. Stick to your standards, and avoid making exceptions based on emotions or personal connections. Running a rental business requires professionalism. It’s important to remember: this is a business, not a charity. By following these guidelines, you’ll attract tenants who respect your property and will treat it well.
And don’t forget—you, the landlord, are also part of the team. If you're not aligned with your own standards or if you're allowing emotions to cloud your judgment, it will affect the whole process. Running a rental property business requires the right mindset: treating it like an investment, not a personal favor.
Most of the time, once a landlord brings a problem to me, it is usually because they did not have a screening system to follow or they cut corners. At that point, all I can do, is stop the bleeding and I have to walk the problem backwards to see where things went wrong. You have to trust the process and know that if you did things right and followed the screening process, having a bad experience is near impossible.
3. Process: Streamlining Your Rental Operations
A successful process is essential to managing rental properties effectively. A good process will make the experience more efficient and reduce stress. Here's a step-by-step approach to streamline your rental business:
- Prepare the Property: Ensure the home is clean, well-maintained, and ready for tenants.
- Take Professional Photos: High-quality photos showcasing the best features of the property will attract more interest.
- Advertise Widely: List your property on popular platforms like Apartments.com, Zillow Rentals, and the MLS. These sites syndicate your listing to multiple other websites, increasing exposure.
- Screen Tenants Thoroughly: Only consider applicants who meet your strict criteria.
- Price it Right: Set a competitive rental price based on local market conditions. If you’re not getting interest, it’s time to reconsider your price.
- Host Efficient Showings: Schedule set times for potential tenants to view the property, such as a one-hour window on a Saturday. Don’t bend over backward to accommodate every schedule.
Once you’ve found a qualified tenant, make sure you have a detailed lease agreement. This should cover everything from rent payments to late fees, what happens if the tenant breaks the lease, and how to handle maintenance issues. A solid lease protects both you and the tenant, and helps avoid conflicts down the road. Make sure that you are not discriminating against protected classes. Doing so can get you in very hot water.
