Buyer adds $250k value to his home in less than a year .  Most mortals buy a home and wait 10 years to gain $150k in equity. After 20 years they have $200k to $300k accrued in value. They pay down their home and sometimes even pay extra towards principal. This is what most Americans are doing, and let me tell you something, it is actually not a bad strategy compared to everyone else that chooses to never save, invest and put themselves in a position to improve their family’s life and future. This is not meant to be judgement at all, but it is meant to spark thought. We all have money dials and priorities. Some of us will choose to travel every time we have disposable income, some may choose to buy and accrue a massive amount of esoteric shoes, the latest styles and the most obscure Nike shoes out there that only underground hoopers or rappers will recognize. Some will choose to have 10 streaming subscriptions, Lyft and Uber everywhere and every distance of more than a mile, some of...

3 Ways to Stay Out of Trouble and Out of Court with Your Rental Property Owning rental property offers tremendous benefits—from long-term appreciation to steady monthly cash flow. The wealth that can accumulate through rental properties is extraordinary. I've seen investors grow their equity by $300k to $500k in just a couple of years on a single property! Few investments can match these kinds of returns. So, why doesn't everyone jump into real estate? Why do many people fear owning rental property? Or worry about managing tenants? What causes people to associate rental ownership with stress and potential problems? In this blog, I’ll walk you through how you can comfortably buy a rental property, set it up for success, and enjoy the rewards—without the headaches. As a realtor with years of experience working with successful investors, I've noticed one key trait they all share: They implement systems and maintain high standards. These systems allow them to enjoy the freedom ...

The Easy, Comfortable Way to Buy Rental Property Through the Eyes of Gail and Dean Boring Works Just As Well! Three months ago, I taught my quarterly class at Pasadena City College, where I go in-depth on everything related to rental properties. In that class, we covered a wide range of strategies, including: 1. The Strategies of Successful Investors    From creative methods like the Stack Method and the BRRRR Method  (Buy, Rehab, Rent, Refinance, Repeat) to more traditional approaches like buying for appreciation first and cash flow later, or adding an ADU (Accessory Dwelling Unit) for extra income. There’s even the "boring" high-income earner method, which we’ll get into today! 2. Choosing the Best Markets    How to identify markets with strong growth potential and high demand for rental properties. 3. How to Purchase and Finance Properties    The nuts and bolts of buying properties and how to leverage financing options to maximize returns. 4. Buil...

$300K profit Condo Flip!

Image
Let’s meet Cedric: Realtor, investor and friend.  Alright, folks, let’s chat about my buddy Cedric. He’s a French Armenian realtor from Pasadena, CA, and we first crossed paths about seven years ago at our Keller Williams office. Since then, we’ve found ourselves on opposite sides of the negotiating table more times than I can count. I’m talking classic buyer-seller duels, but guess what? We turned into good friends while hustling to grow our real estate business.  Cedric knows I work with a lot of investors, helping them find properties that don’t just look good on Instagram but also have the potential to make some serious cash. I guide them through the whole process—picking the right crew of contractors, architects, engineers and designers to flip those homes like a pro. So, picture this: Cedric finds a condo in Valley Village and thinks, “Hey, I could use some backup on this purchase and reno.” I was ready to work. Sure, Cedric is a killer realtor and negotiator, but ...

Covina Rental unit for Armando!

Image
Everyone, I introduce you to our client Armando!  Progress video as of : Monday Oct. 7th 2024  Armando came to us as a referral from a lender and friend. He is a parole officer 👮 and recently bought a home in Covina. He reached out to Omar and asked him if he knew anyone that could help him with the framing part of the ADU. We had a quick zoom call where he described the project to me. He is converting a garage to the ADU and adding about 96 sq ft to the front of it. He mentioned having multiple sub-contractors that could help him with the work, including his cousin that would help him with the electrical part. I asked him to share all of his bids with me including the ones he pieced together by himself  (ie. The plumber, the electrical, the roof, the foundation etc ). I turned out that I could save him more money and time if we completed the entire project for him. Plus, I came referred and that was a big deal for him. Take a look at the video above. So far we have fini...

Everyone, Meet Anisha! Rental Property Investor

# Meet Anisha: A Real Estate Journey! Hey everyone! 🎉 Let’s talk about Anisha, a fantastic client I met about four years ago on the Nextdoor app. I was sharing updates about buyers, sellers, and investors I was working with, and one of my videos about helping someone build an ADU (Accessory Dwelling Unit) caught her eye. Anisha slid into my DMs with questions about her own ADU dreams in her gorgeous home in Bungalow Heaven, Pasadena. She was already partnered with her longtime architect and contractor for the garage conversion, so we lost touch for a bit. Fast forward to a few months later—Anisha reached out, ready to dive into the rental property game! We checked out a place in Azusa, but she wasn’t quite ready yet and needed to get pre-approved first.  After a little radio silence, I decided to check in with her. It had been about six months, and she hadn’t bought anything yet. So, I proposed a casual call to chat about the market, interest rates, and her rental plans. No pressu...

Why waiting to buy could hurt you more than you think!!

Why waiting to buy a home could hurt you?!  (Disclaimer: Not everyone should be buying right now… I always say, don’t buy when other people are buying, when the market is ready or because of FOMO on returns on investment, rather buy when YOU personally are financially and mentally ready to do so) .  Why Buying a Home in 2024 Might Be Smarter Sooner Than Later Hey there, future homeowners and savvy investors! Today, let’s talk about a topic that’s on everyone’s minds: the real estate market in 2024. If you’ve been contemplating buying a home but keep putting it off, you might want to rethink your strategy. Here’s why waiting could cost you more than you think: Why Waiting Could Cost You Big Time Imagine this: You’re eyeing a gorgeous home in sunny California, but you’re considering putting off the purchase for a few more years. Sounds tempting, right? After all, maybe you’re waiting for that perfect moment or hoping for a magical dip in prices. But let me hit you with a little ...
